With 80% of industrial leases written for spaces of 50,000 square feet or less, this segment serves a broad base of essential economy tenants, from trade and construction services to light manufacturing. We seek multi-tenant or divisible assets with vacancy, below-market rents, or deferred capex needs, creating a clear value-add path and mark-to-market opportunities. Complementing our industrial platform, we also pursue ground-up midrise multifamily development and have successfully delivered over 450 units in downtown Madison.
